Newgen Bagalur Overview

Newgen Bagalur, also known as Newgen Developers Bagalur after its developer, is a new residential development in the Hardware Sector of the KIADB Hi-Tech, Defence and Aerospace Park, North Bengaluru: 700 apartments in four towers of up to 29 floors on 15.46 acres, including a 1 BHK of 625 sq ft and a 2 BHK of 1,070 sq ft. It is in pre-launch, with expressions of interest open for priority allotment and early-bird pricing, K-RERA registration pending and the launch planned for Q1 2027, with completion planned for Q2 2030 (both tentative). The plan builds to a floor area ratio of only 1.47, keeps 18.77% of the site as a green belt with 890 new trees, and sits about 11 km by road from Kempegowda International Airport, opposite Brigade El Dorado. In the same Bengaluru market, Nikoo Homes 8 helps frame how another project presents scale, location logic, and the trade-offs a household should resolve before shortlisting.

Newgen Bagalur at a Glance

Newgen Bagalur is a mid-sized apartment community planned for the people who work in and around North Bengaluru's airport district. Its homes are compact and practical, among them one-bedroom homes of 625 sq ft and two-bedroom homes of 1,070 sq ft, suited to first-time buyers, young families and investors who want a home that lets easily to the park's workforce. Its plan is open: four towers on 15.46 acres, with buildings covering under 13% of the developable land, a green belt and open spaces making up close to 30% of it, and parking below ground.

It is also a new launch from a developer new to the market. Newgen Developers has its office in HSR Layout, Bengaluru, and holds the land through an allotment from the Karnataka Industrial Areas Development Board (KIADB). The project is at the expression-of-interest stage, so the price list, unit plans and payment plan come at launch, and the K-RERA registration is the moment its promoter, land and approval disclosures become public.

Newgen Bagalur Land and Site

The site is Plot No. R-04 Part C and R-04 Part C1 in the Hardware Sector of the KIADB Hi-Tech, Defence and Aerospace Park, spanning Bagalur and Hoovinayakanahalli villages in Jala hobli, Yelahanka taluk, Bengaluru Urban district. It is a KIADB layout plot earmarked for residential use within the park.

KIADB allotted the 15.46 acres to Newgen Developers in 2019, in two parts, on a lease-cum-sale basis, and the lease-cum-sale agreement followed in 2023. The neighbouring part of the same plot, R-04 Part A and Part B, holds Provident Ecopolitan, and Brigade El Dorado stands opposite. Two 32 m wide KIADB roads run along the site, and the entry and exit are separate gates.

Of the 15.46 acres (62,545 sq m), a civic amenity area of 3,127.25 sq m, 5% of the land, is set aside under the park's layout rules, leaving 59,417.75 sq m, about 14.7 acres, for the development itself.

Newgen Bagalur Developer

Newgen Developers is the promoter of the project and the allottee of the land. It is a Bengaluru developer with its office in HSR Layout, and the project cost it has committed to Newgen Bagalur is ₹588 crore. No completed project or other K-RERA-registered project under the Newgen Developers name is on record as at October 2026, and its website is to be announced. The about the builder page sets out what is known and what to check.

Why Newgen Bagalur Is in the Aerospace Park

The district

The KIADB Hi-Tech, Defence and Aerospace Park was planned beside Kempegowda International Airport as an industrial and technology district, with sectors for aerospace manufacturing, hardware and IT, and a housing belt of residential plots so that people can live close to where they work. Over the last decade the district has filled with employers: Shell Technology Centre, Cepheid, Hengst, Elmeasure, Autoliv and IdeoForge in the Hardware Sector; the SAP Labs India Innovation Park; and Boeing's India Engineering and Technology Center, Collins Aerospace and Eaton in the aerospace sector.

The housing belt

The residential plots of the Hardware Sector now hold some of North Bengaluru's best-known communities, among them Brigade El Dorado, Provident Ecopolitan, Godrej Ananda, Prestige Finsbury Park, Assetz Sora and Saki and Kalyani LivingTree. Newgen Bagalur adds 700 homes to that belt, in a lower-density plan than most of its neighbours.

The demand

Most new homes in the belt are launched by large developers at larger sizes. A 625 sq ft 1 BHK and a 1,070 sq ft 2 BHK answer a different buyer: the engineer, technician or airport employee buying a first home close to work, and the investor who wants a home that is easy to let to them. For a broader Bengaluru project read, Mahindra Navrat Sadahalli is useful when the decision is less about brochure language and more about whether the address, homes, and timing match the household.

Newgen Bagalur Sustainability and Services

The plan is built around low coverage and on-site services. A green belt of 11,152.5 sq m, 18.77% of the site, will carry 890 new trees of neem, kadu badami, akash mallige and tamarind, with 6,254.5 sq m of park and open space besides. A 480 KLD sewage treatment plant using SBR technology recycles waste water for flushing through dual plumbing, landscaping and car washing. Rainwater from the roofs is collected in a 290 cu m tank, and 22 recharge pits return storm water to the ground. On the terraces, 164 kW of solar panels, solar water heaters and solar common-area lighting cut grid demand, and an organic waste converter of 900 kg a day composts kitchen waste on site. DG backup of 4 x 650 kVA and fire hydrants complete the services.

Newgen Bagalur Future Development Area

About 4.9 acres of the site are marked for future development. The four towers, the clubhouse and the landscape take the rest of the developable land. What is built on those 4.9 acres, and when, has not been announced. If you are buying for the open outlook or the low density, ask Newgen Developers what is planned for that land and whether it forms part of the same project and K-RERA registration.

Newgen Bagalur Buyer Fit

  • Investors who want a compact home to let to the park's growing workforce, with an early-bird pre-launch entry and a completion planned for Q2 2030.
