Newgen Developers and the Aerospace Park
The Hardware Sector of the park includes a housing belt of numbered residential plots that KIADB allots to developers, so that homes are built close to the park's employers. KIADB allotted the site in Plot R-04 to Newgen Developers in 2019, in two parts, and the lease-cum-sale agreement for the land followed in 2023.
The plan for the site is 700 homes in four towers, with a floor area ratio of 1.47 and a green belt of 18.77% of the site. Environmental clearance was applied for on 16 October 2026 and is pending, and K-RERA registration is pending. The launch is planned for Q1 2027 and completion for Q2 2030, both tentative.

Newgen Developers and Similar Names
Several firms in Karnataka trade under names that include "Newgen". Newgen Bagalur is developed by Newgen Developers of HSR Layout, Bengaluru, the allottee of the KIADB site; other firms with similar names, such as Newgen Homes in Dharwad, are different promoters. Check that the promoter named in the K-RERA registration, and on any receipt, agreement or bank account you are given, is Newgen Developers.
Newgen Developers Due Diligence
With no public track record to go on, the documents carry the weight. Before you pay more than a refundable EOI:
- Check the K-RERA registration of Newgen Bagalur at rera.karnataka.gov.in, and read the promoter disclosures: partners or directors, past projects and any litigation.
- Confirm the promoter's name and address on every document, receipt and bank account.
- Ask for the KIADB allotment letters and the lease-cum-sale agreement, and have a lawyer review how the title, and each buyer's undivided share in the land, passes to buyers.
- Confirm the environmental clearance has been granted.
