Newgen Bagalur is planned around a clubhouse in its own amenity block, with the full amenity list announced at launch, and around the open land that a low-density plan leaves: a green belt of 11,152.5 sq m, 18.77% of the site, with 890 new trees, and 6,254.5 sq m of park and open space. Behind them sit the services that run the community: an on-site 480 KLD sewage treatment plant with dual plumbing, rainwater harvesting with a 290 cu m tank and 22 recharge pits, 164 kW of solar power with solar water heaters and solar common-area lighting, an organic waste converter, DG power backup, basement car parking and fire hydrants. This page takes each in turn and lists what to ask about the clubhouse when its facilities are announced. For amenity judgement, Nikoo Homes 8 keeps the reader in the same Bengaluru routine, where weekly use, capacity, maintenance burden, and family fit matter more than the amenity count.

Newgen Bagalur Amenities and Community Size
A community of 700 homes is large enough to support a well-used clubhouse and small enough that its open spaces do not feel crowded. Because the plan builds to a floor area ratio of only 1.47 and covers under 13% of the developable land with buildings, the share of open land per home is high: landscape and open space together come to 17,407 sq m, about 25 sq m for every home.
Newgen Bagalur Clubhouse
The clubhouse sits in its own amenity block of ground and one upper floor, separate from the residential towers, so its activity and its visitors stay apart from the homes. Its facilities, from indoor games and fitness to party and community space, are announced at launch with the full amenity list. When the list arrives, check what is inside the building and what is outdoors, the size of each space, whether the clubhouse membership is included in the price or charged separately, and when the clubhouse will be ready: in many projects it opens after the first towers are handed over.
Newgen Bagalur Green Belt
The green belt is the largest amenity of the plan: 11,152.5 sq m of landscaped land, 18.77% of the site, planned with 890 new trees. The four species chosen are neem, kadu badami, akash mallige and tamarind, trees familiar from Bengaluru's older streets and parks, which give good shade and suit the city's climate. Planting is planned along the site boundary early in construction, so that the trees are established by the time residents move in, and the green belt also acts as a buffer for dust and noise from the roads around the site.
Newgen Bagalur Park and Open Space
A further 6,254.5 sq m is set aside as park and open space, about 10.5% of the developable land, for lawns, walking and play at ground level. Together with the green belt, the planted area of the plan is 17,407 sq m, part of it on the podium over the basements. The layout of paths, play areas and seating is part of the landscape plan released at launch.
Newgen Bagalur Water Management
| System | Plan |
|---|---|
| Sewage treatment | On-site plant of 480 KLD, using SBR technology |
| Use of treated water | Flushing (through dual plumbing), landscaping, car washing and floor washing |
| Roof rainwater | Collected in a 290 cu m tank |
| Storm water | Recharged to the ground through 22 recharge pits |
Waste water from the homes is treated on site and reused, so the gardens and the flushing cisterns do not draw on fresh water. Dual plumbing, one set of pipes for fresh water and one for recycled water, is what makes that possible inside each home. Recycling covers about a third of the community's daily water need, and rainwater harvesting returns storm water to the ground instead of sending it down the drains.
Newgen Bagalur Solar Power
The plan includes 164 kW of solar power from panels on the terraces, solar water heaters for hot water, and solar lighting for the common areas. Solar common-area lighting cuts the electricity bill that the residents' association pays for corridors, paths and grounds, which shows up in the monthly maintenance charge, and solar water heaters cut each household's own power use for hot water.
Newgen Bagalur Power Backup
DG sets of 4 x 650 kVA provide backup power when the grid supply fails. Ask at launch how much of each home's power load the backup covers, and whether the lifts, water pumps and common areas are on backup as well.
Newgen Bagalur Waste Management
An organic waste converter of 900 kg a day turns kitchen and garden waste into compost on site, which goes back into the landscape. Dry waste is collected separately for recycling, and the sludge from the sewage treatment plant is used as manure for the gardens. For residents, that means segregating waste at home into wet and dry from the first day.
Newgen Bagalur Parking
Residents' car parks are in two basement levels under the towers, with a visitor car park at the surface near the entrance. Keeping residents' cars below ground is what frees the ground for the landscape. Ask how car parks are allotted with each configuration and whether a second car park can be bought.
Newgen Bagalur Safety
The plan provides fire hydrants around the buildings and fire-safety systems inside them: automatic fire detection and alarms, sprinklers, fire extinguishers on every floor, hose cabinets and fire lifts. Separate entry and exit gates control access to the site. Security arrangements, from manned gates to cameras and access cards, are part of the amenity list announced at launch.
Newgen Bagalur Schools, Hospitals and Shops Nearby
Schools, hospitals and shops are outside the site, in the Aerospace Park and around Bagalur. Vidyan Earth School and Jawahar Navodaya Vidyalaya are about 2.5 km away by road, Delhi Public School Bangalore North about 8.9 km; Vikrant Hospital is about 3.1 km away and the Bagaluru primary health centre about 3.7 km; and Bagalur village, about 3.3 km away, meets daily needs. The location page has the full lists.
